Investor friendly banks in Pittsburgh

I am in the process of purchasing a portfolio of 3 properties, each of which has a loan value of less than $50k.  I am looking for a bank in the Pittsburgh area that will handle loans this small or any other advice on how to finance.  I'm also considering a cash-out refinance, but would be inclined to take out new mortgages if the rates make sense.  I'm thinking the process of cashing out may take too long.
