More Bankable Paying Self W2 out of Owned LLC?

Any agency lenders (freddie/fannie) out there with some experience?

Say I make  $150k in a year as a self employed RE professional. Mostly because I acquire rentals quickly, I can't qualify for a fannie/freddie type loan. I've tried so many times. Not even close.

BUT, if I set up a business entity (LLC, s corp tax election), I can pay myself a W2. Do you think I could get a loan that way or would the fannie/freddie underwriting guidelines dig into all my rental debt servicing etc and not be able to lend?
