Loan advice for ROOKIE

I need some advice!! brief history !! I have been living at my current multi family home for 2 years That currently belongs to my father. Me and my father have a greed upon a price for purchase. There is a quite a bit of equity in the house which brings me to the mortgage broker. I want 25,000 over purchase price so I can finish remodel which the lender stated to pull from equity instead of loan can somebody help me thank you
