Student rentals lending
Hi BP members,
This is my first post so I hope what I am posting is okay. I am interested in learning more about private money. I am wanting to invest in real estate but lack the overall capital to do so. My market niche is Student rentals. I have chosen student rentals because the market I am interested in has a low cost of barrier of entry, but a high return. Plus seeing as I was once one of the renters in this market, I know that if I choose wisely, I can make a killing.
I am looking to connect with a private money lender for a downpayment to purchase an initial 4-5 student rentals. Student rentals in interest are located in Muncie, Indiana and are thriving properties with existing tenants through July 2021. Even with COVID, they are still thriving as school is in person. Properties are low cost, but high rent producing with potential to increase rents overtime as demand increases. Properties of interest have always had a low vacancy rate as well due to proximity to campus. In general, I am interested in investing in properties with 3+ bedrooms.
Muncie, Indiana is home to my alma mater Ball State University. Ball State continues to grow in student population as well as adding programs and new buildings. As such, the demand for student housing will remain and continue to grow. I have seen projections, that within the next 10 years that Ball State will have the student population of 30,000 + be comparable to that of Purdue and Indiana University.
I’d love to talk shop, and discuss my investing goals and business plan and discuss lending possibilities and learn more about the lending game and how to find private money lenders. Overall my goal is to use the revenue I generate to purchase more rentals, as well as do flips and rehabs around central Indiana. Any help, and direction or connection would be greatly appreciated.
