Need Partnership Advice

About a year ago, I bought my first house that my girlfriend and I live in. Long story short, my parents just purchased a large home that we are going to live in with them for awhile, and I will be renting out the single family house that I live in now.

For my next property, I would like to purchase a property and use it straight away as rental property. With that in mind, I would like to know more about purchasing investment properties with partners. I need some tips, advice, strategies, etc. on this. More specifically, I would like to know how it works, where to look for partners, and what a partnership would look like in terms of what I’m getting out of a deal and what they are getting out of the deal.

In an ideal world, I would prefer to go solo on deals, but 20%+ is a lot to come up with, so I need some ideas on ways to get into REI. I'm thinking a partnerships could be the way to go.

Obviously, I’m pretty new into this, so I appreciate and tips/advice/strategies I can get.
