Land Equity and Collateral Lenders, How to Find

Hey guys!

I'm trying to educate myself further on the idea of collateral loans and how to obtain one. Considering me just getting started in the REI world (check out my profile for details on my background and where I'm currently at if interested), I'm looking at find out what my best options are for getting my first steps going. My girlfriend and I are currently renting, and will be in a good position with our savings at the beginning of the next year to get our first home loan. Nevertheless, the desire to get started sooner lingers hard. What options do I have now? I did jointly inherit 10.2 acres of land recently, but I don't know exactly what I should do. I don't know that I want to sell the land, as it may be a great investment opportunity later once I have more capital. Can I use it as collateral for a loan? If so, Is it smart to try and use that to get started in buying our first home and

/or REI investments? How do you find a lender for this situation? I have had this on my mind as an option, but have had no luck in finding a lender for my kind of situation.
