Conventional Loan as a 1099 Consultant

I was recently "retired" by my company after an acquisition and decided to go full time as a technology consultant, helping businesses with their cloud/voice/data/telecom needs -- along with my desire to be a real estate investor.  The problem is: securing and leveraging traditional bank loans without a regular paycheck and not having two years of income in my new career.  

It appears the only way to secure a loan is via Private Lending.  

Any other suggestions??
