Refinancing: any lender recommendations?

I'm looking to refinance both a duplex that I own that is used as a short-term rental and my primary residence. 

Is there any benefit or downside to doing both at the same time? 

Are there any lenders that are notoriously easy to work with regarding investment properties? 

It's a lot easier to find rate quotes from big online lenders, but I'm sure there are specialists that I'm not finding because I'm not looking in the right place. If anyone has had success (particularly during COVID), I would love a recommendation.
