Cattle Farm Financing Options

Hi- my wife and I are looking to purchase a large acreage property in NY- currently used as a cattle operation. Property is about 325k- looking for financing options outside of owner financing and traditional financing which is requiring a 700 score which we do not currently have! Any ideas/ thoughts/ reasonable private lenders - we would be open and eager to discuss!
