Seeking the "BEST Rate" recent cash out refi on a rental property

Looking to cash out refi on my rental property which has at least 60% equity. Quick #'s value est 435 owe 180 so makes sense to get that money and put it to work! Have any of you done this recently. My current is primary @ 3.85 % 15 year and just lost PMI so it's still a good loan. What would make sense if I can get a 30 year at or near that rate. Thanks for your input!
