Hi Investors, My Girlfriend and I are looking at buying our first house. It is a single family ranch style home built in the 1970’s. The house is outdated but has been updated in the majority of the capital expenditures. (Newer roof, Well, Etc.) However the house wouldn’t pass an appraisal from a bank. There is a hole in the basement from the old Well and a leak over one living room window. We have an agreed price but my finance plan fell through and I can’t seem to find anyone that can work with us on a 203k loan or a renovation loan. I would love some advice on this property.

Purchase Price : 50,000

Rehab EST. : 10-15,000

ARV: 80,000 - 90,000

Down payment Available: 3,000

Current credit score : 660’s
