1 Primary - 4 Finances Rentals - Looking to refinance everything

Started to get hit up pretty aggressively recently for primary residence refinance deals - we are at 3.3% and locked in 2.5% through a reseller. I didn't close that yet as I'd rather have all the loans 1 place to make servicing easier/mental load easier.

But it got me looking at our investment loans for a subset of our rentals - we have 4 of our rentals with mortgages, all properties with ~50% equity, not wanting to cash out refinance - just want to lower rates and bring down monthly payments. All in Tucson, AZ (primary in Phoenix).

All loans are 30-year fixed right now.

I called a few banks and get ~3% for investment properties with 2.25% points + $2k fees to refinance the investment properties... not appealing to me to spend $20-25k refinancing everything when our risk profile is that of a grilled cheese sandwich.

EDIT: The primary refi @ 2.5% was for $250k with no closing costs which was amazing to me - but also why it's so hard for me to stomach anything close to the 2.25% + 2k fees I'm hearing for investment refi. Not sure if that context helps, but figured I would put it here.

You guys have any conventional lenders you like dealing with that I should reach out to?
