Refinance Help (Rates in SoCal?)

Hi everyone!

Long-time lurker - finally getting around to posting on here! I have a condo that I purchased in ‘18 that I’m looking to refinance. I’m just starting the process of shopping around and looking at various lenders.

For those of you that’ve refinanced their investment properties (esp. in SoCal) where and what kind of rates are you getting? Are mid 3’s possible? I hear CU’s are a good place to begin?

Background info.:
- FICO Score @ 833
- Property Value(Condo): $750K
- Mortgage remaining: $200K
- Current Rate 4.375% (initally bought as SFR)
- Same tenant almost 2yrs; no late payments
