Are These Loan Terms Competitive?

Wanted some BP wisdom. I'm looking into doing a cash out refi to get some capital to put toward my first investment property. 

I have excellent credit. I will be doing 80% LTV on a 30 year fixed rate at 3.25%. My home is worth approximately $400k. My estimated closing costs will be about $3k.

the terms of the loan sounded competitive. Am I getting good terms or should I continue shopping around? This loan would be through Amerisave. Thank you,

    I certainly wouldn't try to wait and get another 1/8 of a point and risk rates going the other way
