buying 4 Family in MA under an LLC - Option for 20% Down?

I am buying a 4 family home with a partner under an LLC in Middlesex county. We have been chatting with a couple different banks. Does anyone know of any banks that will do 20% down? Any banks at 25% down with rate under 4%? Thanks. -Eric
