Financing rental properties in Florida--what banks?

I recently moved from Massachusetts to Florida. I am planning on building a portfolio of rental properties near my home here in Sarasota like I did previously near where I lived in Massachusetts. I may 1031 several times over the next few years and I have no problem with 80-20 LTVs or even 70-30 LTVs. I am looking for aggressive interest rates however, the last bank cash-out re-fi I did a couple of months ago in Mass I got at 3.5% and I'd like to find something similar here.

Does anyone know local banks in Florida that are small investor friendly?
