Seller Financed Loan Servicing

We are considering selling a home to a tenant of many years. She is also the daughter of a family friend. I realize that causes problems right there. We have talked  as a group and believe that a loan services is the best way to proceed.  We were wondering what estimated costs would be?  The property is worth 150k and she can put 10% down.  We don’t want to end with hard feelings so need significant distance between us and them.  Her credit was destroyed in 2017-2018 and she has not held her current job for two years yet.  She has a discharged bankruptcy from her husband’s failed business 18 months ago. We must sell the home.
