Prerequisites for a first time buyer during covid?

I’m looking at the possibility of buying our first home this year. I saw that JPM has made their minimum requirement for 1st time buyer to have at least a 700+ FICO and at least 20% down. We would be looking to buy and live in the house for a year to take advantage of the first time home buyers programs and then move out to lease it. What would be the general requirements to get approved right now. We bought a car in December and had 721 scores. Since then we also had plenty of hard inquires fall off our credit and next month will pay off my vehicle leaving only one open line of credit.
