Lenders with no cash reserve

Hi all,  

I listened to a podcast a while back that mentioned a lender that only needed cash reserves for one property or no cash reserve.  Does anyone know of a lender that does so.  Most lenders want cash reserves for all properties.  I'm looking to refinance a property that I own outright.  Let me know.
