Does anyone know lenders who are doing foreign national loans at reasonable interest rates presently?

I’ve heard of lenders offering as low as 7% for hard money but I certainly can’t find any this low.

Any referrals or info would be super appreciated.

I am a buy and hold investor, not fix and flip. However I’d be fine with as little as a 12 month loan term. Right now, I am only looking for 100k to borrow.

I can do a cash out loan on an existing rental property at under 30% LTV.
