Balloon payment reduction

I have a 2 yr balloon 35k. Due to COVID-19 seller wants to be paid off amount of 10k. How would one proceed in this situation? Docs that are needed etc. Property is currently occupied with tenant buyer via contract for deed 15yr @65k.
