Looking for a lender for a 6-plex

Hi, I may try to do a lease option with this buyer, but they want to sell the property to go buy hunting land. It is also FSBO. The unit is a 6-plex, two bedrooms per, new appliances throughout, new paint, new flooring, air conditioning, new water heaters, new dryers. This place brings in an extra $80-100 a month on laundry service alone. They are asking $270,000, they say the property brings in $2910 a month and $5,200 in taxes. There is also parking out back. I am familiar with this apartment complex because this was my first place 4 years ago and I was paying $400 a month. The tenants pay all of the utilities and the sewer water and garbage is split amongst the tenants 6 ways. It is also occupied except for one unit so they could show the place. Kinda silly. If anyone has any info for me, let me know. Thanks. -Shawn
