Mortgage for Non Resident Alien

Good afternoon Ladies and Gentlemen,

I am a foreign national that would like to invest in real estate in the US, predominately purchase and hold, renting out SFHs.

I have not narrowed it down to a city or state. At the moment I am trying to ascertain financing options.

What would a typical deposit percentage be on a property in this situation? 30-40%? What sort of paperwork would a bank or lender require to provide the finance? Would it be based on my own salaried employment or would they look at the rental income and plan for the actual property and be happy to finance based on that?

Any help or information would be gratefully received.
