How should i finance the purchase on rental property - new dude

Hey BP community

I’m looking for recommendations on where to begin this refi journey to a new rental purchase. Should i work with a mortgage broker or is there another avenue i should pursue?
Any suggestions would be greatly appreciated! 

Second question: with money this cheap should i just take as much equity out the first property and sit on it while i look for another purchase?
