Cash out refinance, title seasoning

Hey folks,

My husband and I are trying to do a cash out refinance on my moms home which she has owned free and clear for over 10 years. This is her primary residence. 

There is a mother in law suite we built which she resides in and we live in the primary home now. So it’s our primary residence as well. 

We are trying to do the refinance with BOTH my mother and my husband on the loan AND on title. Does title seasoning still apply? Is there an exception  because we are related? My fiancé has been on title for 4 months.
