Investment Property Lender for a Refinance

My brother and I own a triplex in the Atlanta area and we are trying to see what rates are right now with the recent drop. We are trying to see if there is a way to get rid of PMI ($324 a month) and lower the interest rate by refinancing with on a conventional or other loan product. We believe we have the 20% equity in the property but it is a FHA currently. We bought for $485,000 and put down 5% and got it at 4.5%. It is no longer a personal residence and we want it to be an investment property loan. Is there anything out there for investment property loans lower or at 4.5%? If so does anyone have a lender or loan product they recommend? Thank you!
