Seller Carryback 10% on multis?

I'm looking at a 4 unit deal, non owner occupied and while it's a solid deal I'd need to use basically all of my investable funds to close it. The owner would consider a 10-15% carryback (likely 3-5y IO) for a few years so I would be able to come out of pocket with about 50% of my investable assets/reserves to close the deal.  Is this something non-owner occupied multi lenders are willing to work with, generally?
