Collections and Mortgage Help

Hello all, first post here on Bigger Pockets.

I prequalified for a home loan 4 months ago with a TransUnion credit score of 783 with 0 collections at 3.625%. I had a medical bill that slipped through the cracks and go reported as collections to the 3 bureaus. I was able to remove the collections account from TransUnion and am currently sitting at 794 with them. I pulled my credit with IdentityIQ (not sure which version, will contact them tomorrow) and was surprised to see Experian reporting at 783 with 1 collection and Equifax reporting at 789 with 2 collections. I'm currently working on getting everything removed from Experian and Equifax; do these two bureaus base their reporting on TransUnion's score? I was expecting my score to be sub 700 with them due to the collections.

I found a property I want to make a move on and am curious what the lender will say? Lenders look at the whole picture but I'm showing an excellent score with very recent collections (less than 60 days old). Should I apply with these marks on my account or wait 30-60 days once I get them removed?
