Maximizing appraisal

I am planning to build a shop on my land by my home. If I insulate, finish, and air condition the building, what kind of value might i get for it on an appraial? It wouldn't technicalley be living space, without a kitchen or bathrooms.

Probably 1500-2000 SF on a slab, insulated. Air conditioned, one large room, 12 foot ceilings, or open to roof.

Finished homes get a valuation of $70-$90 PSF in the area. An unfinished metal building this size might get a $20K valuation.

So appraisers, how much would you appraise it for?
