LTV on a Rental Property Refinance
Hello all,
I'm closing on a single family property in the next week and half, that I ideally would like to keep as a rental. My plan is to BRRRR it. But, along with turning it into a rehabbed cashflowing rental, I would really like to realize equity to use in the form of either cash out or a HELOC. It appears that most lenders only go up to 75% LTV on a refinance for an investment property, so this may be a shot in the dark. Does anyone know of any lenders doing 80-85% LTV on a non owner occupant investment property refinance?
I should also mention that the initial purchase is with a hard money lender, so I'm not sure if most conventional lenders would view this as a finance or refinance, technically, and if that would affect terms, rates, etc.
