Advice on presenting private investing opportunity

I am looking to raise some capital for a flip that has some great potential.

I would like to offer a 5% return once the house sells (or I refinance if it won't sell) and figure I will have the money for less than 6 months.

My question is: how would you suggest I organize the information/pitch the offer in a way that will be effective?

@Adam Vadnais there was a recent post called “Raising Money Private Proposal Package” in this forum with a nice response about how to prepare the proposal. There is also some good software that I have used for flips and buy and hold that produces a nice presentation. Contact me directly and I can provide details about the software.
