San Diego Area Cap Rates

Hello!

Could use some help with cap rates for commercial property in two areas of San Diego:

First is industrial/retail mix on/near the old "mile of cars" on National City Blvd.

Second are small houses converted to tourist retail shops in between San Diego Ave & Congress St. in Old Town.

We're gearing up to buy out two owners, and struggling to find enough actual data for a sufficient sample size.
