I have 2 rental property that I bought in cash , but now I want to expand and don't have enough cash on hand so I'm thinking about feting a HELOC . From what I can see the big banks don't have good terms and I want your recommendation where u got HELOc recently from white institution if possible , how do you find them working with , what interest rate and pros and cons

Hi @Goran Kocev!  Welcome to Bigger Pockets and congratulations on the positive equity position you have right now!

So far the two best HELOC situations I have found are with Chase Bank and a very small local bank. Chase's benefit was that it was extremely quick and the rates were a bit better than the others I found. It integrated well with the other accounts I have with Chase so that was a plus. The small local bank has great terms, too.

As usual, the middle is where great goes to die.  Go small or really big (Chase), and you should be fine with a solid line :)
