homestead Policy denied

I have a business on my homestead, wedding venue. I was approved for refinance and 2 days before closing  was denied because of venue.  What happen to a Homestead is a Homestead (owner carries out his profession or calling) . Broker said I needed to survey property to divide home and venue, but home could not be over 5 acres. Are there title companys that will do a title policy on a homestead w/ a business on same. Is there a addendum that could free up any attached assets  to homestead. I can"t believe this
