Considering Refi my Downtown LA Condo. Current 30 year fixed @ 5%

In Dec 2018, I bought a condo in DTLA for $799k as an investment property. I paid 25% down plus closing and it appraised for $825k. Currently I’m paying 5% apr 30 yr fixed and my credit is high 700s/low 800s (excellent). The property is turn key and I’m paying $5100 (mortgage, property tax, insurance and $998 hoa) and the tenant is leasing for $5500 a month. I’ve heard rates are lower than last year but how much lower??
