Private Lenders & Growing to the Next Level

I'm looking to grow my real estate investing business to the next level. I am in the process of growing my team and my next step is to add one or more private investors. I have a few deals in the pipeline and have found myself in the seemingly endless cycle of having to wait for a property to close to move on to the next one. Not only is this slowing my growth but I have multiple buyers and tenants that are patiently waiting for my next properties to become available and I feel like I am slowing them down as well. I have been very fortunate to have built a strong reputation and it has led to the demand of more growth within the area I operate in.

Over the last few months I have found my biggest downfall. I completely hate looking for lenders. I am not good at it and it stresses me out beyond belief. I would rather rehab 25 hoarder houses on my own than spend 5 minutes thinking about where I'm going to find a lender. I realize I need a lender on my team if I want to scale to the demand of my area. So here I am looking for some advice.

I have put together a presentation that includes information about my company and our vision along with an upcoming project that is waiting for funding. What is the best way to get this out to potential lenders? Is there anything else I should include?

Really any advice on how to get through this hurdle would be greatly appreciated!
