Need advice on cashout refi Northern VA

Hi guys I currently have a mortgage on my home and a line of credit. I am looking to do a cash out refi on my home with a lot of equity but am not sure how to go about it. I have good income and a great credit score. Should I pay off my mortgage or my line of credit for this refi? Will my student debt effect the loan its a large amount but payments are relatively small.
