Getting my equity out of an investment property

I'm trying to get 80% of my LTV out of an investment property and having trouble finding a bank that will do a home equity loan on a rental property. I own the house out right and was looking at some different ideas in how to get the funds out. With taking out some of the equity I could buy another property I'm looking at, but need to get the cash out of this one fast. Any ideas of other ways to get the value out of the property ?
