Pre-quote questionnaire from portfolio lender...
- I just got off the phone with a portfolio lender that my realtor, @Edward Pluchar, referred me to.
- I got approved!
- They sent me this questionnaire to fill out and I have a couple questions.
- What is the highest mid FICO of ALL Guarantors? _____ It will me my business partner and my self. So do I just pick whoever's mid credit score is higher and put that?
- Total liquid assets for ALL Guarantors? We need at least $50K. $__________
- We can use 100% of Cash Out proceeds from the subject property we financing
- Traditional IRA, 401k's, 403b, other Pension funds cannot be Included
- 100% of stocks, mutual funds, bonds, CD’s, ETF’s
- ROTH IRA assets can be included (we will utilize 90% of ROTH IRA)
- Other: 100% of proceeds from HELOC, 401k, IRA, other Cash Out proceeds, if they have been liquidated, and are verified in a Guarantor bank account
The 50k required, can that be paid from the cashout when refinacing? I have a couple investors that are willing to put up the 50k (with interest) So do I just need a letter from them guaranteeing the funds?
- What is the total net worth of All Guarantors? $ _______ (note: no verification or documentation is required if your line is <$4m)
Why do they put that note? Do they want me to fluff my business partner and my selves net worth?
When they say all guarentors, is that just my business partner and myself?
Is it my investors, business partner and myself?
