Divorce, refinancing single fam home with ADU problems

I have a rental house in kent. 

has 3+ years of rental history. 

when we bought the house, the appraiser designated it as a single family home. Even though it functioned like a duplex where each unit has its own set of room, kitchens, bathrooms etc. 

has 2 separate elect meters but not separate water meters.

Now that I am divorced, I am trying to refinance into my name. The new appraiser says its a single family home with an adu. Which put a wrench into the refi. We tried disputing it but its a legit claim. 

Since it is a single family home with an adu, they are only counting the lower unit for rent income. which only covers the mortgage. The upper unit (adu) brings in 900 a month. But for some reason, this isnt counted. For this reason, and the fact I dont have 10k in the bank, They will not refi. Also, if they were to, they would be adding 200 bucks a month on the mortgage. 

Does anyone know a trick or 2 on fixing these issues?
