Funding Help Needed Please!!!!

Hello Everyone. I am in need of some lending help. Me and my brother were recently passed down a property. There is no mortgage anymore, it’s owned free and clear, but it’s in need of a lot of repairs. We would like to get a loan to fix it up and use it as a rental, we’re really not looking to sell, but here is our problem.

The house is in NJ but we live in VA, I have a short sale on my credit from 5 years ago and my brother has a few accounts in collections which is being paid on and only totals a couple hundred dollars. Our credit scores are really good, in the 700s, but these are the reasons we have been denied when applying to some banks for HELOC or equity loan.

Any suggestions or referrals you guys can give?
