Refinancing A Commercial Mixed Use Property

Hello,

Is anyone aware of a good source of financing for a property with over 75% equity that generates good income? The balance is about $250,000 and I currently have a loan with Wells Fargo that is tied up to the prime rate. Since, this is a long-term hold, I'd like to secure a fixed rate. The property is located in Southern California.  

Does anyone know of banks with good offers at the moment? I'm looking for a bank that is  reasonable with closing costs and appraisal fees otherwise it won't make sense. My credit is excellent, and I have good income. Any advice would be appreciated.
