Funding for International Investors

I have a friend from out of the country who would like to purchase a property in the U.S. I have been trying to get her some financing. The best I have found is private money with tough terms: 50% down, 5-7 year terms and am schedules, 9-12% interest.

Does anyone have any better sources for international investors looking for funding for U.S rental properties?
