Private Lending for HUD in NJ

I am a first time investor. I recently had an offer accepted on a HUD property for $49,999. ARV is $130,000 with conservative market comps. The Zestimate is $156,000. Repair value should be no more than $20k as it's mostly cosmetic. House is in good condition. My problem is that the purchase price does not meet the minimum requirements for hard money lending. I am in need of private lending for a cash purchase. Any recommendations or advise?
