how do I choose the right US partner for property financing

I was curious to know how do I choose the right US partner for property financing to Investment in Multifamily and Commercial deals.

We are Non US investors planning to get into the GP partnership with our US Partner who will enable us to get the financing on the properties. 

  1. What are the requirements of getting a traditional loan on Multifamily property? these loans are secured loans.
  2. (related) What do the US Bank look for in 
    • the Deal / Property for considering us for the loan
    • the Borrower experience, networth or similar (secured loans)
    • what should we prepared for? in terms of documents,
