Cash out refi owner-occupied property.

I am currently  living in a property that has been a rental of mine for the last 10 years . I need to do a cash-out refi to  do some Renovations so that I can  sell the property . Running into issues  with meeting the criteria of hard money lenders .  This is money that I need to borrow for  3 to 6 months . Only need to borrow around 40K . Any clues on how to proceed forward on something like that?
