HELOC for unemployed?

I inherited a property worth 300k free and clear, but need 20-30k to close the estate and pay off some debts. I tried applying for some HELOCs from various banks, but being currently unemployed I don't meet their debt to income ratio, or income requirements. I have a great credit score 750+.

The house is for sale on the market now, but it seems like it won't sell for the next 3-4 months. What kind of loans could I get in my situation?
