Low money down/help with closing costs

Hey guys! Finally decided to post a question on the forums as I am currently looking to purchase my first home. I'm from Columbus, Ohio and am looking for a loan that allows me to put little to no money down and also helps with closing costs. 

The plan is to be in the property for 5 years or less while renting out to friends while paying the mortgage. I've talked to a few different lenders and am just looking to spend as little of my own money as possible. Thank you for taking the time to read and I'd love to start a conversation.
