 Appreciate the response I'll look into this!

@Derek Davis welcome...

Sounds like you want to live in the property, but rent rooms to friends? So you're looking for a owner-occupied loan? Let me know if you want to chat with a local lender about some options...

What part of town are you looking and what asset class?

 Thanks for the response. Currently looking into the North Linden and Hilltop areas or anywhere with homes in the $110k range. Would love to chat with some lendors and find the best option. I've spoken to fairway and chase bank so far. Thanks again!

Hey guys! Finally decided to post a question on the forums as I am currently looking to purchase my first home. I'm from Columbus, Ohio and am looking for a loan that allows me to put little to no money down and also helps with closing costs.

The plan is to be in the property for 5 years or less while renting out to friends while paying the mortgage. I've talked to a few different lenders and am just looking to spend as little of my own money as possible. Thank you for taking the time to read and I'd love to start a conversation.
