Anyone renegotiating your loan terms?

I closed today on 10 refi's - my personal residence (which was a full-fledge refi) and 9 commercial rental loans. The commercial loans were simple loan modifications and cost me 1/2 point to reduce my rates and extend the term out 5 yrs. There were no other closing costs whatsoever. My personal residence was a cash-out no/no, so it didn't cost me anything (except a slightly higher interest rate). I'm getting 5.25% on the commercial loans. Does that seem about right? I was happy with it. Many of these loans were at 6.75 and only had 2 or 3yrs left. I'm turning the extra cash-flow back against the a couple of higher rate rentals that I have 30 yr money on.
